Purchasing a Home

When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.

The Home Finding Process

Now you're ready to find your home. There are multiple items to consider when working with an agent. Keough & Colleagues will be sure to:

* Discuss the various types of agency relationships, especially "Limited Joint Representation". View the "Acknowledgment of Joint Limited Representation" form HERE
* Determine what your "needs" and "wants" are, including areas, price range, style and other requirements, and provide details about different neighborhood benefits.
* Work together to help you get pre-approved, not just pre-qualified for a mortgage.
* Review the offer writing process, explain the various terms and conditions and talk about how to write the best possible offer.
* Search the MLS database, internet listings of the private sales, and other sources on a daily basis to ensure you are getting information on all properties that meet your criteria.
* Arrange to show you all properties that you want to see on a timely basis. In this "HOT" market, we must act very quickly or lose out on a potential purchase.
* Obtain information about the property you want to buy and provide consultation and recommendations for the written offer to purchase, with terms and conditions best suited to your needs.
* Negotiate on your behalf to get you the best possible price, terms, and conditions.
* Provide step by step guidance through to possession date, including helping you to satisfy any conditions, and provide source information for all other related services and costs involved.

* In a real estate magazine, newspaper or via internet sites like mls.ca
* Another agent's "FOR SALE" sign or at another agent's "OPEN HOUSE"
* Another agent's "Exclusive" sale ad or sign
* From a friend, co-worker or relative by word of mouth
* A Builder's show home, condo display suite or other new constuction
* A "For Sale By Owner" or "Comfree" sign or ad
