This community is built up on both sides of Pembina Highway, and around the sprawling University of Manitoba Campus. This area has lots of open and undeveloped land as well as several nice city parks and recreational areas. The community is also home to Victoria General Hospital. This area has a good mix of modest bungalows for young families, town houses, and highrise apartments.
Northwest of the campus is Waverly Heights, a community built around several small lakes and a community centre. A homes average sale price here is $280,132. South of the campus, Fort Richmond and Richmond West have been established for over 20 years and offers a range of affordable housing. The average sale price for a home in these areas is $280,830 and $340,243 respectively. Waverley West is a new and growing community in the area, with an average sale price of $470,434.
Schools
The Fort Garry School Division #5 manages this community’s schools. The area has 6 elementary schools ( plus 1 Catholic school) and one secondary school. The area has one public library, plus the one on the U of M campus in the middle of the community. The Canadian Nazarene College, offering religious studies is on the west, just off Waverly.
Shopping
Pembina Highway is the main south Winnipeg shopping district with many stores along its length. Area residents shop at Pembina Village and Fort Richmond Plaza, and also head north to Pembina Crossing, which has a movie theatre.
Recreation
This community has a number of small lakes in its area parks. It also has impressive riverfront parks, including the large Kings Park in a tight bend in the Red. River.. The community has 2 outdoor rinks, 2 indoor arenas, 3 tennis courts, and an outdoor pool at Alex Bridge Park. The U of M has several museums, including one for Entomology, Clothing & Textiles, and a stadium for collegiate games of the U of M Bisons. Not far to the Northwest is the Winnipeg Soccer Complex and the Soccer Spectrum. There is the Southwood Golf & Country Club just north of the campus, and Arnason’s Driving range just north of Bishop Grandin Blvd. The beautiful Fort Whyte Centre for Environmental Education is just a few kilometres to the west.
