When it comes to selling your home, first impressions mean everything. The first thing buyers see when they pull up to your home is the front facade. You want it to look welcoming and inviting. And to create that look takes money, but not always. You don’t have to do a major renovation to give your exterior a facelift, with just a little creativity and you can create an rich feel that will boosting your curb appeal. Here’s how:
- Make your front door fashionable – It doesn’t matter the style of home you have, the front door is the focal point. Why not add some impact by painting that door in a rich red or bold black. Just make sure that the color you choose blends well with the bricks or siding of your house . For an affordable update, add a welcoming mat, or a wreath and change them with the seasons.
- Accessories your hardware like jewellery – House numbers tell us more than just where you live, and mailboxes do more than just hold mail. They add a style statement and an overall visual point to your home. Whatever you style is, keep the hardware style consistent. The don’t necessarily have to match, but they should complement each other. Just make sure the colours you choose work with your home’s overall exterior palette. Lighting is also important, not just for safety reason, but also as a visual accent, whatever style you choose keep it consistent with the other hardware. For an extra touch, why not add a few solar lights along your walkway or pathway.
- Polish it up with paint – Nothing turns potential buyes away than the look of a house that has chipped paint. It screams unmaintained! A new coat of paint, instantly uplifts. Just remember match the trim with your roof.

- House numbers ranges from $2-10. You can buy a kit for under $15.00
- Mailboxes range from $30-100
- Light fixtures range from $20-100+

What a day it was yesterday in my house…got a lot done in the bathrooms. With my husband hard at work, making a dollar and unable to help me, I asked my dad to give me hand on work on the bathrooms.
So, first we started in the ensuite bathroom, we removed the mirrored medicine cabinet from the wall, and was glad to see that there was drywall behind it, so we just need a little bit of sanding to the wall and area.
Second, we removed the vanity. Turned off the water, disconnected the plumbing from the sink, had to saw off a portion of the pipe because of the way it was installed, and then we cut the seal with a utility knife between the counter and the wall. Then came the challenge of removing the vanity itself. We had to do a bit of sawing around the vanity side panel where the water hoses were connect to the jetted tub. Due to the way it was installed we had no choice but to cut a hole in the vanity side wall.
Next came the flooring. We removed the baseboards, numbering them so we remember where they go. Then we started to remove the linoleum/vinyl flooring. Using a utility knife we cut around the sealed edges, then we started pulling back a section of the corner and started to peel it away. Luckily the vinyl wasn’t glued on like cement, then using a flooring scraper we proceeded to remove as much of the remaining glue as possible (trying not to gouge the plywood sub-floor).
After cleaning up and taking a break, we headed to Home Depot for supplies. Bought flooring cement, grout, toilet seals, tiling sub-floor board/cement board, tile spacers & screws. (total cost of supplies approximately $300)
With some time still left in the day, we also removed the flooring in the main bathroom as well. I was tired after a long day of working, but well worth it. I learned a lot yesterday, and am grateful for my dad’s experience and knowledge and what he taught me.
Next weekend is an entire weekend of working we plan on putting down the sub-flooring for the tile and start tiling. I’m excited to learn more. I even get a shopping opportunity this week and I have to buy a new bathroom vanity.

If your considering selling your home, you might be thinking when is the right time? Are you waiting til the market is right? Listing your home at the right time, can bring more money in your pocket.

You should pay attention to the local housing market when there will be more competition among buyers for your home. This means a better price, a quicker possession and fewer conditions on the offer. Curb appeal is one of the most important factors when it comes to selling your home. It’s like window shopping. You want to make sure your home is attractive from the exterior. You can increase a home’s curb appeal with these three simple steps and within budget.
Assess Your Homes Situation: start by assessing your home’s current appearance from the street. Take a few pictures to help you with your planning.
The Front Yard: You’ve assessed the situation and decided that the front yard needs improvement, start by making sure the lawn raked or mowed and weeded. Trim any branches or trees that are over grown. Removing and thinning out bushes can add new life to your front yard. Next inspect your lawn , if you have any dead spots in the grass, repair these areas with grass seed. Adding some mulch to your flower beds can also improve the look.
The Front of Your Home: Now that the front yard is taken care of, you can move on to the actual house. A good place to start is the front door. A weathered front door can be a turn off, so consider re-painted the front door to create a focal point. Consider installing a new light fixture and matching mailbox for an touch. Next, consider washing the exterior of your home, all you need a pressure washer (if you don’t have one, borrow one or rent one from Home Depot) . Washing the exterior of your home is a lot cheaper than painting it.

A couple of days ago we blogged about Your Homes Inventory, making a list of your homes contents and making your insurance claim easier. Protecting your belongings are important, so here are some tips from the City of Winnipeg Water & Waste Department on how to protect my home and contents?
Here is a list of what you can do:
- Arrange for a licensed plumber to install a backwater valve on a sewer line in the basement of your home. This device, if properly installed, automatically closes if sewage backs up from the main sewer. A backflow prevention device installed in the floor drain is not a Manitoba Plumbing Code approved backwater valve.
- Install a sump pit drainage system (includes a sump pit, a sump pump and a pump discharge pipe).
- Check and maintain your backwater valve and sump pit drainage system regularly.
- Don’t drain water from your sump pump into your floor drain. Not only is it illegal, it increases the risk of basement flooding for you and your neighbours. The sewer system is designed to manage only normal flows of wastewater, not sump pump water. Keep the end of the hose well away from your property line so that water does not flow onto the street, lane, boulevard, sidewalk, or your neighbour’s property.
- Improve drainage around your house. Build up the ground around your house so that water flows away from your basement walls. Also examine sidewalks, patios, decks, and driveways. These can settle over time and cause water to drain back towards your basement walls.
- Extend downspouts so that water flows away from your house and doesn’t pool next to the basement walls or basement windows. If your downspouts are connected to your home’s sewer system, disconnect them.
- Clean debris from eavestroughs regularly. If they overflow even when clean, replace them with larger size eavestroughs and downspouts.
- Don’t throw garbage down your sinks or toilets. Garbage (e.g., dental floss, diapers, cotton swabs) that gets into your sewer through your drains can clog your sewer and cause sewer backup.
- Avoid pouring fat, oil, and grease down your drain. Grease hardens as it cools and sticks to the inner lining of sewer pipes, eventually causing a blockage.
- Prop appliances such as washers, dryers and freezers off the floor by putting blocks of wood under them so they don’t get damaged by water. It is common for backups to be less than a few inches of water.
- Don’t store belongings in paper boxes on the floor in the basement. Store them on a shelf or in plastic totes.
- Don’t put grass clipping, leaves or other debris on the streets as they can plug the drains and prevent proper drainage, particularly during heavy rainfalls. Plugged drains cause water to build up on the street, which could cause water to drain into the sewer system through manhole covers and increase your risk of basement flooding. If you notice a plugged drain, contact 311.

Improving the environment is a major concern to some and many of us don’t realize that moving can have a big impact on the environment. The waste we leave behind during or after a move accumulates and can be harmful to the environment. So we want to share with you some suggestions on how to make your move a more greener.
1. Have a plan: Don’t wait till the last minute to prepare for your move. Plan for time to go through your belongings and recycle items throughout your home and deliver these items to your recycling depot prior to moving day. They say that the highest concentration of recycled waste comes from the garage, basement and attic, so start sorting there first. Also consider holding a garage sale or donating your gently used items to a charity.
2. Organize: Recycle by organizing your items into categories, like glass, plastics, paper, aluminum and cardboard. Look up the requirements of your local depots to ensure you are taking the proper steps beforehand. Some items may be hazardous materials, so dispose correctly.
3. Reuse: After your move don’t throw away your boxes, reuse the boxes for storage, or pass them along to someone you know who is moving in the near future.

Making a list of all your homes possessions, and keeping a list is very important if you ever need to make an insurance claim. Don’t wait till it’s too late and your possessions are damaged, lost, or stolen. The stress and anxiety of it all is enough, but then you to remember all of your belongings. So to make your insurance claim experience an easier one, here are a few tips to help you compose your list:
- Go through your house, room by room, including the garage, basement, and attic and off premises (if you have items in a storage unit).
- Write down the contents of each room including clothes, jewelry, floor and window treatments, sporting equipment, furniture, electronics, cabinetry, appliances, artwork, antiques and other collectables.
- Where possible, include the manufacturer and brand, the serial number, the method of acquisition (purchased, inherited or gift), plus the approximate cost or value of the items and the dates you acquired them.
- Take photographs or a video recording of each room, with valuable items prominently displayed. Attach photocopies of receipts and appraisals for valuable items and other important family documents, such as your wills, passports and credit cards.
- Store your inventory in a fireproof and watertight safe or safety deposit box.
- Establish a simple method for recording all new major purchases and periodically update your inventory.
TIP: A great time to take inventory is when you are moving, this give you a change to take stock, so when you transfer or purchase home insurance you will have a list to provide to your representative.

Well, this renovation is turning out to be more of a handful than expected. I really haven’t gotten to the point where I’d like to be. I thought I’d be well into it, maybe even tiling this weekend and I haven’t even bought the tile & supplies yet!
This week we crossed a hurdle, we (my husband & I) had to re-drywall the area that was damaged when I removed the tile, and notice that the area near the sink/vanity didn’t have a stud to screw the drywall to. So we had to improvise and place a couple of piece of 2×4’s to the area to screw the drywall to.
So, so far we have replaced the drywall, taped the joints and put our first coat of drywall compound on.
This upcoming weekend I hope to add another few coats of compound to the drywall area, so in a couple of days I’ll be ready to do a little bit of sanding.
